Pricing

  • You get a line-item estimate with the full cost before any work starts. That number doesn't change unless the scope changes, and if we find something unexpected mid-job we call before we do anything that would affect the price. There's no hourly rate to guess at and no invoice surprise at the end.
  • The $100 trip fee covers the on-site estimate visit. If you approve the work and we move forward, that $100 is credited against the total. If you decide not to proceed after seeing the estimate, you only pay the trip fee. It exists so we can give you a real estimate instead of guessing over the phone.
  • For straightforward jobs, yes. Text us a few photos of the project to (321) 323-8047 and we'll give you a range. For anything that requires us to see what's behind the wall or assess the actual condition, we need to be on-site to price it accurately. A photo estimate on a complex repair is how surprise invoices happen.
  • Weekend availability for property turnovers is part of the service. The flat-rate quote you receive covers the work regardless of the day it's done. We don't add weekend surcharges on top of an already-approved estimate.

Scheduling

  • Response is same-day on all messages. Scheduling depends on what's already on the calendar, but most jobs get on the books within a few days. For property turnovers with a firm move-in deadline, reach out as soon as you have the move-out date so we can hold the slot.
  • Monday through Friday, 8am to 6pm for standard jobs. Saturday and Sunday are available for property turnovers and scheduled maintenance work. Texts and messages get a same-day response any day of the week.
  • For homeowners, it's easier if someone is there when we arrive to confirm the scope. For property managers, we regularly work in vacant units. As long as we have access and an approved estimate, you don't need to be on-site. Before-and-after photos keep you in the loop from wherever you are.
  • That's our problem, not yours. Flat-rate means the price doesn't go up because the job ran long. The only exception is if we uncover something genuinely outside the original scope, and in that case we stop, call you, explain what we found, and get your approval before doing anything additional.

Services

  • Anything that requires a licensed contractor in Florida. That means full electrical panel work, new plumbing rough-in, structural work, HVAC systems, and roofing. For fixture swaps, outlet replacements, minor plumbing repairs, and everything in our nine service categories, we handle it. If something comes up during a job that crosses into licensed territory, we'll tell you and refer you to the right person.
  • Either way works. If you already have the fixture, hardware, or materials, we install them. If you need us to source the materials, we include that in the estimate and pick them up before the job. Either option gets spelled out in the flat-rate quote so you know exactly what you're paying for.
  • Yes. Drywall patches and paint touch-ups are one of the most common things we do. Bring us the paint can if you have it, or we can take a chip to a paint store for a match. Texture matching on older Florida homes takes a practiced eye but it's well within our scope.
  • For photo estimates on straightforward jobs, yes, text us photos and we'll give you a number. For on-site estimates, there's a $100 trip fee that gets credited toward the work if you move forward. We found that free on-site estimates create a lot of scheduling overhead without the reliability on both sides. The trip fee makes the appointment real for everyone.

Property Managers

  • We work across portfolios under a simple vendor arrangement. Each job gets its own flat-rate estimate before work starts, and before-and-after photos get sent with every invoice. Most property manager relationships start with one or two test jobs and grow from there. No long-term contract required to get started.
  • Yes. W-9, certificate of insurance, and any other standard vendor onboarding documents are available on request. Just text or email and we'll get them to you the same day.
  • Send us the address and move-out date as soon as you have it. We'll scope the turnover, send a flat-rate estimate, and hold the weekend slot. We work Saturday and Sunday specifically for this reason. Work gets documented with before-and-after photos and the invoice goes out the same day the job wraps.
  • However you prefer to run it. Some property managers want to keep all communication going through them. Others give us tenant contact information directly so we can coordinate access without adding a step. We work the way your operation works.
